Available from the end of September 2023. Situated in the picturesque town of Ramsbottom, on the main high street, this pub is in an ideal location. When entering the property, there is a snug area on the right, which contains a log burner. The bar is also on the right, along with a small catering kitchen. To the left there is an open plan trade area with various seating options. Good standards have been maintained throughout the trading areas. To the rear this a smoking shelter and a small yard. The living accommodation consists of 4 bedrooms, bathroom, lounge and kitchen. Storage space is available in the attic, along with one additional bedroom.

Trade at The Oaks comes from the local towns and villages. Thwaites will be making  improvements to the trading area & toilets. Following this redecoration the introduction of televised sports would lend the pub to a wider clientele.

There is a good local following of regulars, along with people who travel from further afield. Food is offered daily and we are seeking an operator who is competent in the kitchen.  Currently a comedy night is held every 6 weeks and is very popular, Bingo is every Thursday and occasionally there is live entertainment. Various events are held in the village throughout the year such as the Rammy Mile at Easter and the Black Pudding Festival in September. Both events are very popular and the pub is extremely busy during these events.
