Overlooking the River Irwell, a popular area for walkers and visitors, the Horseshoe is an attractive stand-alone building in a beautiful location.
The pub has a large dining area located at the rear of the property, with a more traditional pub layout featuring a real fire located at the front.
Outside, there is seating for drinking and dining during the summer months.
A sheltered smoking area is located to the rear of the property and there is a car park to the side. The living accommodation consists of three bedrooms, lounge, kitchen, bathroom and office. There is a separate side entrance to the living accommodation that can be accessed externally.

The pub is very popular with its offer of locally-sourced, home-cooked, quality food, with little competition in the area. A strong wet trade comes from locals, dog walkers and visitors to the area. The pub has a weekly quiz on Wednesdays and holds regular events throughout the year.

Area Manager’s Comments

"‘This is a great opportunity to take the ‘reins’ of an already thriving pub in a very much sought after area of Greater Manchester. With the river Irwell at its doorstep, surrounding countryside, walking, cycling, horse riding and many more activities in the area. Whilst it feels like a country pub it is only 5 mins drive from several town centres. Our customer would need to be able to deliver a great pub food offer, with an ability to expand the drinks sales offer to a wider audience with weekly/monthly pub events of Quiz, Karaoke, Live Entertainment, Sports to name a few.’ Linda Goodfellow ABM"

Demographics

1,628 people live within a 500m radius of the Horseshoe and 3,956 within 1km (around a 12 minute walk). At 2km, we reach nearly 17k people. In terms of affluence, we see a mixed picture with 26% in average at 1km, a further 11% in high and 27% in low. This demonstrates the need for a strong core offer that is accessible for lower tempo occasions like a ‘Tuesday night tea’ with some slight trade up options for the weekend that still need to be familiar but that give people the option for a treat. Age is very much focused around 25 – 64 year olds within 1km, which also supports a balanced approach of more accessible options midweek and something a bit more exciting at the weekends.
