The Rock is a beautiful rural pub located in Tockholes village, 2 miles west of the town of Darwen. The pub boasts impressive countryside views and benefits from many walkers, cyclists and visitors to the area.
The pub is situated on the main road leading into the village just before the local primary school. It has a large car park and an attractive outside area used for drinks and dining. The interior of the pub is made up of 3 seating areas, either side of the main entrance and a raised area at the rear served by a central bar. The commercial kitchen is well equipped and has a preparation area and wash up space. The pub was renovated in 2017 and remains in excellent order. The pub is beautifully decorated and a roaring open fire instantly gives a warm welcome.
Living accommodation consists of 4 bedrooms, kitchen, bathroom, lounge and a dining area.
Trade is largely food led and visitors come from numerous surrounding areas as the pub has an excellent reputation for good quality home cooked food. there are customers who call for drinks but income stream is predominantly from food sales. Entertainment has ran in the past and could be a possibility for future times.
Thwaites are seeking a food operator for the Rock. There will be no kitchen team remaining once the current tenants have left so it is essential that new tenant can run the kitchen which is the key part of the business.
