



Thwaites will be carrying out a small investment, to improve the look and feel of the property. We are seeking an operator who has experience running a busy community pub.
The Ivy is a stand alone building located close to Ewood Park. There is a good sized bar, a pool/darts area, catering kitchen and an open fire. To the rear there is a beer garden and a children’s park. Living accommodation consists of 2 bedrooms, lounge, kitchen, bathroom and seperate WC. There is an upper floor to the living accommodation which isn’t currently in use, this contains a further 2 bedrooms.
Trade at the Ivy comes from the local houses and regular customers which have been using the pub for many years. It is also very popular with families. On match days the pub is very busy and welcomes home fans only. Karaoke is held on Saturdays, a local football team use the pub on Sundays, Pool teams use the pub on Mondays and Thursdays and a darts team use the pub on Tuesdays. Food is offered for the teams but there isn’t currently a food offering for customers. Current opening hours are Mon – Thurs 3pm-11.30pm Fri – Sun 12pm-1am.
Energy Performance Certificates (EPCs) are needed whenever a property is built, sold or rented.
