Overview

The Howard Arms is located in the market town of Brampton, close to the Scottish Border, Carlisle and Hadrian’s Wall. Its ideal location gives it superb curb appeal in the town. On appointment of a new tenant there will be a full refurbishment of the pub trading areas to create a modern but cosy atmosphere, attracting a wider customer base. In the main lounge exposed beams and open fires create an inviting atmosphere. At the rear there is an attractive courtyard with a sheltered smoking area. Also to the rear is a function room with its own bar, pool table and darts board. A fully equipped catering kitchen and store room supports a menu of fresh, local produce. An office is located on the lower floor, along with the cellar. A small car park is located at the rear. There are currently 8 letting bedrooms and the private accommodation consists of 2 double bedrooms, large lounge, kitchen and bathroom. The refurbishment will improve this already attractive building, designed to be both upmarket and comfortable for drinkers, diners and hotel guests. All trading areas and toilets will be redecorated to a high standard. The function room will be better utilised for numerous events once made more inviting and welcoming. This is a fantastic business opportunity for a tenant seeking a business with multiple income streams that can also be an integral part of the town community.
