Thwaites will be carrying out a full refurbishment to the trade area and living accommodation. Refurbishment plans include new flooring, lighting and furniture, works to the bar and the stage area. Also the removal of one set of gents toilets, to install a kitchen prep area. Keeping the current offer of sports, entertainment and a small food offer but improving the look and feel of the venue to keep up with current trends.

 

Located just off the seafront, The Duke of York is in a great position and offers excellent kerb appeal. Internally there is a large central wrap around bar, a space for entertaining which houses the DJ booth and small stage. A pool area is located to the right hand side along with seating areas. There is also a small snug/seating area to the left of the bar. Externally there is plenty of outside seating which wraps around both sides of the property. Living accommodation consists of 3 bedrooms, lounge, kitchen, bathroom and separate WC.

Thwaites are seeking an experienced operator who has ran a similar sized venue before, preferably in Blackpool. This could be either as a tenant or as a manager, both tenancy and management options are available for this property.

 

Trade at the Duke comes from tourists visiting Blackpool, especially during the warmer months. Many customers are also repeat visitors, from previous holidays in Blackpool. Karaoke is held every evening and is extremely popular, there are also drinks offers and both Sky & BT Sports are shown. Food is served everyday from 12pm -9pm and is well received.
