





The Brownhill Arms is located on Whalley New Road, a busy main road leading into the centre of Blackburn. The pub features a main trading area with extensive seating, along with a pool table area to the right of the building. The pub has a real fire and a small catering kitchen. Currently, the pub is not serving food but the kitchen is capable of a small food offer. The living accommodation consists of three bedrooms, an office, kitchen/diner, bathroom and large living room. A new carpet has been fitted recently throughout the living accommodation, along with improvements made to the bathroom. There is a small private yard to the side of the pub, which allows access to the private accommodation. There is an attractive beer garden to the front of the property, with a car park located at the rear.
The pub is mainly used by the local community but as it is located on a busy road, it has the potential to attract passing trade. There is regular live entertainment, including a weekly quiz every Wednesday and Disco Karaoke every Saturday. Current opening hours are 11am – 12am Sunday to Thursday and 11am – 1.30am Friday and Saturday.
